Do you accept pets?
Yes, we allow up to two pets per apartment. All pets must pass our pet clear process. Breed restrictions and fees may apply. Please contact our office for details.
Do you allow co-signers / guarantors?
We do allow guarantors. Guarantors are required to submit an application and complete the full screening process. They must meet an income requirement of five (5) times the monthly rent.
Do you accept Section 8 / Housing vouchers?
To ensure the financial stability of our residents and maintain a safe environment, we have established certain qualifications. Firstly, we require that your monthly income be at least three times the amount of the rent. This criterion helps ensure that you can comfortably afford your rent, allowing you to enjoy your home stress-free. By maintaining this standard, we aim to create a community where residents can thrive financially. In addition to income qualifications, we conduct thorough credit and criminal background screenings. These screenings are conducted to protect the well-being of our residents and maintain a harmonious living environment. What additional fees should I expect?
At the time of application, there is a $65 application fee per person and a $200 administrative fee. The security deposit is either $300 or the equivalent of one month’s rent. Additional charges may include pet fees, pet rent, utilities, and renter’s insurance or damage waiver enrollment at move-in.
Are washers and dryers provided with the apartment?
No, washers and dryers are not provided. However, some our apartments include washer and dryer connections for your convenience.
What are the application requirements?
All prospective residents age 18 and older must submit an application. Applicants are required to have a combined monthly income of at least three (3) times the monthly rent. All applications are subject to credit screening, criminal background screening, and rental history verification.
What bus routes serve the community?
The community is conveniently served by bus routes 22 and 25, both of which run along Gaines School Road.
Are utilities included?
Utilities are billed separately but are paid along with rent on the 1st of each month. Water and sewage are billed based on usage, while trash and pest control are charged at a flat monthly rate. Electricity is set up and billed separately through Georgia Power
Is renter's insurance required?
Renter’s insurance is not required; however, all residents must participate in our damage waiver program through Foxen, which provides coverage for the apartment unit. We strongly recommend obtaining renter’s insurance to protect personal belongings and to cover potential pet-related damages
Does the property have onsite maintenance?
We offer on-site maintenance Monday through Friday during regular business hours. Emergency maintenance is available on-call outside of normal business hours.
Do you have assigned parking?
No, we do not have assigned parking. All parking is on a first come first serve basis.
